With more than 20 years of experience in engineering management, Ayman Nicola leads BLDG-Sci as its Managing Partner, guiding performance-driven solutions across both international and Canadian markets. His work is rooted in building performance, with a focus on helping clients improve the efficiency, safety, and longevity of their assets. Ayman is known for his hands-on approach to client engagement, developing pragmatic, tailored strategies that meet the specific needs of each project. His expertise spans detailed engineering studies, energy audits, measurement and verification, renewable energy feasibility, lifecycle assessments, and equipment upgrade and retrofit planning.
Ayman holds a Master of Science in Energy Engineering and a Bachelor of Engineering in Mechanical Engineering from Heriot-Watt University in the UK, along with a Higher National Diploma from Kingston University. He is a licensed Professional Engineer (P.Eng.) with Professional Engineers Ontario.
Throughout his career, Ayman has managed high-impact projects such as building condition assessments for NAV Canada at multiple locations across the country, energy audits for social housing in the Regional Municipality of York, and airflow and air balance assessments for Canada Bread Company Limited.
In addition to his technical credentials, Ayman is certified in Electrical Safety Awareness, Working at Heights, and Standard First Aid with CPR/AED.
Eryk Mancini

Eryk Mancini brings over a decade of experience in the engineering sector, with a specialized focus on mechanical system design and green energy integration for the built environment. As Discipline Lead for Green Energy, Eryk is known for delivering practical, forward-thinking solutions that bridge conventional mechanical systems with renewable technologies—always with a keen eye on both carbon reduction and financial feasibility.

With a strong foundation in HVACR engineering and energy management, Eryk offers deep insight into the design, performance, and integration of green energy systems. His multi-disciplinary skill set spans energy and condition audits, measurement and verification (M&V), energy modeling, building systems troubleshooting, drawing and construction review, and site inspections. He is particularly skilled at translating complex technical concepts into clear, actionable information for clients, engineers, installers, and building operators alike.
Eryk holds a Bachelor of Science in HVACR Engineering Technology and Energy Management from Ferris State University and a Technologist degree in HVACR Technology from Humber College. He is a certified Gas Technician 2 and Oil Burner 3 (TSSA), and holds multiple designations including RASDT, RHDT, and ODP.
An active member of several professional associations—including AEE, ASHRAE, and OACETT—Eryk has held key roles at firms such as Stantec, Geo-Xergy Systems, and Wood PLC. His project portfolio includes leading green energy and building assessment work for NAV Canada at sites across Canada, as well as condition assessments for municipal facilities in Orillia, Lethbridge, and Niagara Falls.

Nathan Sokolowski

Nathan Sokolowski is BLDG-Sci’s Engineering Manager, bringing over a decade of experience in energy-efficient building systems and sustainable infrastructure. With a strong foundation in environmental engineering and a deep understanding of MEP systems, Nathan combines technical depth with practical insight to help clients reduce resource use, improve operational performance, and plan strategically for long-term resilience.

Nathan’s multidisciplinary expertise spans facility benchmarking, energy and air emissions modeling, measurement and verification (M&V), building condition assessments, environmental compliance, and project management. He is adept at identifying underlying system issues—whether they require maintenance, remediation, refurbishment, or replacement—and developing solutions that are both cost-effective and environmentally sound.
He holds a Bachelor of Engineering in Environmental Engineering from the University of Guelph and is a licensed Professional Engineer (P.Eng.) with Professional Engineers Ontario. Nathan is also a Certified Energy Manager (CEM) through the Association of Energy Engineers and an active member of its Hamilton Chapter.
Nathan’s professional experience includes key roles at BLDG-Sci Advisory Inc., SLBC Inc., Wood, and Amec Foster Wheeler. He has led mechanical and electrical components of major building condition assessments for NAV Canada across the country, served as Technical Lead for energy assessments at Canada Bread Company Limited, and conducted thermography and BCA work for Defence Construction Canada at secure facilities in British Columbia.

Jeffrey Poulin

Jeffrey Poulin is a Senior Architectural Expert at BLDG-Sci Advisory Inc., with over 40 years of experience in architectural design, building science, and construction management across both international and Canadian markets. His work spans a wide range of project types—including multi-residential complexes, commercial headquarters, airports, prisons, and heritage buildings—always with a focus on building performance, accessibility, and restoration.

Jeffrey has led major projects around the world, including façade design and detailed production roles on airports and university buildings across Southeast Asia and the Middle East. In Ontario, he has managed restoration work on historic sites such as Fort Henry, Plouffe Park, and the revitalization of Toronto’s Harbourfront warehouses, earning a Governor General’s Award.
A long-standing advocate for accessibility in design, Jeffrey has contributed to projects aligned with Ontario’s AODA and advanced municipal accessibility standards. He has served as a third-party reviewer and clerk of works for institutional projects, including Lakehead University in Orillia.
Throughout his career, he has held roles as Senior Architectural Project Manager and Lead Architectural Technologist, overseeing design and construction teams while ensuring quality, safety, and compliance.
A graduate of the University of Waterloo (Environmental Science) and Ryerson University (Architectural Science), he also taught building science at Ryerson, where he shared his technical knowledge and passion for resilient, inclusive architecture with future professionals.

Originally trained as an architect in Colombia, Andres deepened his technical expertise through further studies in Canada. He is proficient in a wide range of tools and methodologies, including BIM, CAD, and GIS, and is known for his ability to translate design intent into precise, buildable documentation. From concept development to construction drawings, he demonstrates a strong understanding of building systems, codes, and architectural visualization.
Andres holds a Bachelor of Architecture from Los Andes University in Colombia and a diploma in Architectural Technology from Centennial College. He has also completed specialized training in BIM (Autodesk Revit) and is certified by the Rick Hansen Foundation in Accessibility Design (RHFAC).
His project experience includes work with BLDG-Sci Advisory Inc., Tekleab Schewai Architect, and internationally with firms such as Bermudez Architects and Altiplano Studio. Abdul Kadir

Abdul is a Building Science Consultant at BLDG-Sci Advisory Inc., specializing in the assessment, repair, and restoration of building systems. With a background in civil engineering and advanced training in environmental building science and construction project management, he brings a practical, detail-driven approach to every stage of a project—from investigation and planning to execution and quality control.

Abdul is an expert in assessing building conditions for a wide range of repairs and upgrades, including roof replacements, foundation rehabilitation, exterior cladding restoration, and balcony structure evaluation. He has performed numerous Building Condition Assessments (BCAs) in line with ASTM standards and UniFormat classification, supporting clients with capital planning, life-cycle costing, and technical documentation for due diligence and renovation projects.
His work spans structural and envelope diagnostics, specification writing, contractor compliance monitoring, and construction field review. Abdul regularly leads invasive testing, prepares AutoCAD drawings and technical reports, and collaborates closely with engineers, architects, and contractors to ensure quality and alignment with design intent.
He holds a bachelor’s degree in civil engineering, and has completed the Internationally Educated Engineers Qualification Bridging Program at Toronto Metropolitan University, as well as additional credentials from Conestoga and Canadore Colleges. Abdul is a certified Engineering Technologist (C.E.T.), an Engineer-in-Training (E.I.T.), and a member of both Professional Engineers Ontario (PEO) and the Ontario Association of Certified Engineering Technicians and Technologists (OACETT).

Bob Alatrach
BUILDING SCIENCE CONSULTANT | M.BSc., B.Eng.
Bob Alatrach is a Building Science Consultant at BLDG-Sci Advisory Inc., with expertise in building envelope assessment, energy-efficient design, and structural restoration. He holds a Master’s in Building Science from Toronto Metropolitan University and a Bachelor of Engineering in Mechanical Engineering from the University of Guelph. With a strong technical foundation and growing industry experience, Bob brings a thoughtful, detail-oriented approach to building assessment and restoration work.

Bob has supported Building and Property Condition Assessments (BCAs and PCAs) for retail, institutional, and multi-residential buildings across Ontario. His work includes visual inspections of structural systems, building envelope components, and MEP systems to identify deficiencies and recommend practical solutions. He has contributed to capital planning reports, life-cycle cost forecasts, and technical documentation for both compliance and long-term asset management.
On school board projects, Bob has performed contract administration and construction review duties, ensuring contractor compliance with project specifications, schedules, and reporting requirements. He has also prepared and issued Field Monitoring Reports (FMRs) to support quality assurance and stakeholder communication.
His areas of expertise include thermal and moisture analysis, energy modeling, building envelope diagnostics, and sustainable design strategies. Bob is WHMIS and Work at Heights certified and is on track to obtain his Professional Engineer (P.Eng.) designation by 2026.

Ziad Jammal
ASSET MANAGEMENT, IT MANAGER | MSc.
Ziad is a self-taught software developer with a strong foundation in mathematics and over 10 years of full-stack development experience. As the technical co-founder of a mobile application that now processes more than 15,000 orders per month, he began as the sole developer and led the platform through its formative growth stages. He was instrumental in scaling the application and establishing the engineering team from the ground up. Ziad specializes in building scalable, reliable systems that address real-world operational challenges. He currently leads our Asset Development, SaaS, and data management initiatives, aligning technology solutions with evolving client needs.

With a Bachelor of Social Sciences in Economics from the University of the Philippines Visayas Tacloban College, Marjorie combines analytical thinking with practical know-how. She holds Philippine Career Service Professional Eligibility and has completed both the Magic Assistant Training Program and Philippine Government Procurement Training.
Before joining BLDG-Sci Advisory Inc., Marjorie served in several key roles supporting community development and resource management, including Area Coordinator with the Department of Social Welfare and Development, and Bay Coordinator with the Bureau of Fisheries and Aquatic Resources (BFAR). She played leading roles in initiatives such as the National Community-Driven Development Program (NCDDP) and the FishCORAL Project, coordinating efforts across multiple municipalities in Leyte and Samar.
